Terms and Conditions of the Cottage

Bookings: Provisional bookings made by telephone or email will be held for five days only. The contract will come into affect when the booking is confirmed by us on receipt of the booking form and a 30% deposit. This will be by post, and we will tell you when the balance is due. A reminder will not be issued. We will write to you again to acknowledge receipt of the balance and let you have directions ect. The balance is due in full, six weeks before the start of the holiday (Full payment is required at the time of booking when this is within six weeks of the start of the holiday.)    

 

Access to the cottage is from 2 pm on the day of arrival, with vacation by 10 am on departure.

 

Pets: We are sorry, but, without exception, we are unable to cater for pets at Brook Cottage.

 

Cleanliness:  On arrival, the cottage will have been thoroughly cleaned by the owner, and the beds already made. Visitors are asked to leave the property in a clean and tidy condition.

 

Faults or damage: Any faulty equipment or damage should be notified to us in order that repairs and replacement can be arranged. Any damages must be paid for.

 

No smoking. We regret this is a non-smoking establishment throughout to maintain high standards of cleanliness.

 

Cancellation: If it is necessary to cancel the holiday, you should notify us immediately by telephone, with confirmation in writing.  Every effort will be made to re-let the cottage.  If we are unsuccessful in re-letting, the deposit will be forfeited.

 

If the owners are prevented by circumstances beyond their control from making Brook Cottage available, they will refund all monies paid by you, but no further liability will be accepted.

 

Services: Heating and electricity are included in the price.  Linen and towels are provided at no extra cost.
